
The Opportunity
Glenvale Residences responds to the need for more community housing in Toowoomba.
The site was identified for its ability to support practical, low-rise housing in an established regional community, with access to local services, employment areas and infrastructure.
The project has been structured to align with Community Housing Provider requirements, government funding criteria and long-term asset management needs.
Scope of Works
The project comprises a 108-dwelling community housing development, including:
- site remediation and preparation
- civil works and infrastructure delivery
- open space and landscape integration
- construction of 108 low-rise community homes
- practical dwelling configurations designed to support Community Housing Provider requirements and long-term tenancy outcomes
Approach
Robin Hodge led the identification, acquisition and structuring of Glenvale Residences.
From the early stages, the project brought together site feasibility, planning requirements, funding alignment, Community Housing Provider needs and construction delivery.
The project was structured to meet Housing Australia Future Fund requirements and progress into delivery with Community Housing Ltd and Hutchinson Builders.
Construction is now underway, with practical completion targeted for 2028.
Built Form
Glenvale Residences has been designed around a low-rise, regional streetscape approach that reflects the established character of the surrounding Toowoomba neighbourhood.
The homes use practical residential forms, private entries, outdoor space and traditional construction methods to support durability, thermal performance and long-term reliability.
The built form is designed to meet relevant compliance requirements, reduce ongoing maintenance considerations and provide Community Housing Ltd with a practical asset for long-term management.
Outcome
Once complete, Glenvale Residences will contribute 108 community homes to Toowoomba’s regional housing supply.
The project will provide Community Housing Ltd with a low-rise, practical housing asset designed for long-term management, while supporting greater housing stability for individuals, families and key workers in the local community.
