3+1 Design

Design Intent

The 3+1 (A) design is built around the needs of families — providing the space, privacy and functionality that family households require for comfortable, stable long-term living. Generous living areas, a full-size kitchen, private outdoor space and secure garaging combine to create a home that feels genuinely residential rather than institutional. The inclusion of a dedicated multipurpose room adds meaningful flexibility — adaptable as a study, additional bedroom, or carer’s room depending on the household’s needs. This design is particularly well-suited to family allocations within social and affordable housing developments.

Key Features

  • Full-size kitchen
  • Larger living and family spaces
  • Private external open areas
  • Secure car accommodation
  • Multipurpose room for flexibility
  • Covered front veranda

Performance & Construction

The 3+1 (A) is constructed using traditional methods, selected for their proven durability and thermal performance in regional Queensland’s climate. The design incorporates passive design principles — including climate-responsive orientation, cross-flow ventilation and natural light optimisation — to reduce reliance on mechanical heating and cooling and support comfortable year-round living. The low-set duplex configuration minimises structural complexity while maximising site efficiency, and the materials and finishes selected are specified for long-term durability and low maintenance — reducing lifecycle costs for housing providers.
